About Şişli

Short answer

Şişli is a good buy for people who want a central European-side flat with metro, metrobüs, hospitals and shopping close by, from Nişantaşı to Bomonti and Esentepe. It suits professionals and city-base buyers; those wanting gardens, quiet or a sea view should look elsewhere.

Şişli is the place to buy if you want to be in the working heart of European-side Istanbul: Nişantaşı for shopping and old stone apartment buildings, Mecidiyeköy and Esentepe for metro, metrobüs and offices, Bomonti for newer residence towers. It suits professionals, buyers who want a central city flat to live in or let, and people who do not need the sea at the door. It is a poor fit for anyone who wants quiet, gardens or a Bosphorus view from every room.

Where it is and how it feels

Şişli sits on the plateau north of Taksim. It has no shoreline: the district is bordered by Beşiktaş to the east, Sarıyer to the north, Eyüp and Kağıthane to the west and Beyoğlu to the south. Until the 1800s this was open country. In the late Ottoman and early Republican years it became a middle-class residential district of large stone buildings with high ceilings and wrought-iron balconies, and many families moved here after the 1870 fire in Pera.

Today Şişli is a working district. Halaskargazi and Büyükdere avenues carry offices, banks, hospitals and shops, and many older blocks have been replaced by multi-storey buildings. The back streets still feel residential. TFF's own office is in Esentepe, so this is the part of the city we know street by street.

  • City-centre density 261,959 people in 2025, down from 263,063 in 2024 (TÜİK). Expect busy streets, not suburbs.
  • Everything close Taksim, Beşiktaş and the Levent offices are next door, which is the point of buying here.
  • Time over space You pay for short journeys rather than square metres or gardens.

Neighbourhoods inside Şişli

  • Nişantaşı and Teşvikiye — boutiques, cafés and 19th and early 20th century apartment buildings around Abdi İpekçi and Rumeli avenues.
  • Maçka — green edge of Nişantaşı beside the wooded Maçka Park.
  • Osmanbey and Pangaltı — on either side of Halaskargazi Avenue, with the Osmanbey M2 station.
  • Harbiye — cultural venues such as the Cemal Reşit Rey Concert Hall, the Istanbul Congress Center and the Military Museum.
  • Bomonti — former brewery quarter; Bomontiada arts centre and newer residence towers.
  • Mecidiyeköy — transport hub where M2, M7 and the metrobüs meet; Cevahir shopping centre.
  • Esentepe and Fulya — office and residence blocks along Büyükdere Avenue and the M7.
  • Kurtuluş and Feriköy — long-established residential streets away from the main avenues.

Getting around

Rail access is Şişli's strongest card. The M2 metro stops at Osmanbey, Şişli-Mecidiyeköy and Gayrettepe, and the full M2 run from Yenikapı to Hacıosman takes 32 minutes one way (Metro İstanbul). At Mecidiyeköy you change to the M7, which runs from Yıldız through Fulya and Mecidiyeköy to Mahmutbey in 36 minutes one way. Metro İstanbul lists metrobüs transfers at Şişli-Mecidiyeköy and Gayrettepe.

For Istanbul Airport, take the M11 from Gayrettepe. When that section was completed, the Transport Minister gave the Gayrettepe to Istanbul Airport journey as 30 minutes (NTV, January 2024). There are no ferries in Şişli itself; the nearest piers are down the hill in Beşiktaş.

Daily life: shopping, health, culture and green space

Daily needs are easy. Nişantaşı is a major shopping area for fashion and cafés, Cevahir is in Mecidiyeköy, and every neighbourhood has its own grocers and markets. Health care is a strength: Şişli Etfal Hospital and the American Hospital are both in the district.

Culture sits close too. Harbiye has the Cemal Reşit Rey Concert Hall, the Istanbul Congress Center, the Military Museum in the former Ottoman War Academy, and the Atatürk Museum. Green space is limited, so Maçka Park matters. Families who want large parks often compare Sarıyer or Beşiktaş.

  • Hospitals nearby Şişli Etfal and the American Hospital are in the district.
  • Limited green Maçka Park is the main large park; most streets are built-up.
  • Culture Concert hall, congress centre and museums in Harbiye, and Bomontiada in Bomonti.

Homes you will find and what to check

TFF's Şişli listings are apartments, plus one commercial property. They split into two kinds. Classic Nişantaşı and Maçka flats are large, with high ceilings, in buildings that can be a century old. Newer residence towers in Bomonti, Esentepe and around Mecidiyeköy offer security, parking and on-site facilities. Examples: Bosphorus View Duplex for Sale in Nisantasi, Luxury Rooftop Duplex Apartment for Sale in Bomonti, Istanbul and Avrupa Konutlari Esentepe in Istanbul.

  1. Building age Find the permit date. The current Turkish Building Earthquake Code applies from 1 January 2019 (AFAD); for older buildings ask for an engineer's assessment.
  2. Residence or office In mixed-use towers, make sure the title deed shows a residential unit if you want to live in it or use it for a residence permit.
  3. Running costs Residence towers carry monthly service charges. Ask for the current figure and what it covers before you agree a price.
  4. Noise and light Visit in the evening as well as the day. A flat on Büyükdere or Halaskargazi lives differently from one on a back street.

Who it suits and who should look elsewhere

  • Professionals who work in Levent, Maslak, Mecidiyeköy or Taksim.
  • Buyers who want a central city flat to use on visits and let in between.
  • Anyone who wants hospitals, shops and culture within walking distance.
  • Buyers who want metro access to Istanbul Airport via Gayrettepe.
  • Families who need gardens and large parks close by.
  • Buyers who want a sea view and a ferry at the door; look at Beşiktaş instead.
  • Anyone sensitive to traffic and city noise.

Buying here as a foreigner

Foreign nationals buy in Şişli through the normal land registry process. For residence permits, the Presidency of Migration Management closes neighbourhoods to new foreign registrations once the foreign population passes 20% of Turkish citizens. In July 2023 it named ten Istanbul districts closed to new applications, and Şişli was not among them (NTV, July 2023). Lists are reviewed, so check the specific neighbourhood when you buy.

If you are considering citizenship by investment, the property's official valuation, proof of payment and title conditions decide whether it qualifies, not the asking price.

How TFF can help

We are based in Esentepe, so we can show you several Şişli flats in one afternoon and walk you to the station from each. If you cannot travel, we send video tours. We coordinate the legal and title-deed process with independent lawyers, and after the purchase we help with handover, utilities and letting.

Frequently asked questions

Is Şişli a good place to buy property in Istanbul?

For buyers who want a central European-side flat with strong metro links, hospitals and shopping nearby, yes. Şişli is dense and commercial, with 261,959 residents in 2025 (TÜİK). It is less suitable for buyers who want gardens, quiet streets or sea views.

How do I get from Şişli to Istanbul Airport?

Take the M2 metro to Gayrettepe and change to the M11 airport line. The Transport Ministry gave the Gayrettepe to Istanbul Airport journey as 30 minutes when the section was completed (NTV, January 2024).

What is the difference between Nişantaşı and Bomonti?

Nişantaşı is an older quarter of boutiques and 19th and early 20th century stone apartment buildings near Maçka Park. Bomonti grew around a former brewery, now the Bomontiada arts centre, and is known for newer residence towers with on-site facilities.

Is Şişli good for families?

It works for families who value hospitals, schools and short commutes over garden space. Maçka Park is the main large park. Families who want more greenery often compare Şişli with Beşiktaş or Sarıyer.

Can foreigners buy property in Şişli?

Yes, through the normal land registry process. Şişli was not among the ten Istanbul districts closed to new residence-permit applications in July 2023, but the list is reviewed, so confirm the neighbourhood's status with a lawyer at the time of purchase.

Does Şişli have a sea view or ferry?

Şişli has no Bosphorus shoreline. Some upper floors on high ground have distant Bosphorus views, but for a ferry you go down to Beşiktaş.

What should I check before buying in a Şişli residence tower?

Confirm the title deed shows a residential unit, ask for the current monthly service charge and what it covers, and check the permit date against the earthquake code in force from 1 January 2019.
