About Yalıkavak

Short answer

Yalıkavak is a good place to buy if you want a modern villa or branded residence near a superyacht marina on the Bodrum peninsula. It suits lifestyle and second-home buyers and boat owners; budget buyers and people who want a big town's year-round services should look elsewhere.

Yalıkavak is a good place to buy if you want a modern villa or branded residence on the Bodrum peninsula, close to an award-winning superyacht marina. It suits lifestyle buyers, second-home owners and boat owners who want restaurants and services within reach. Buyers on a tight budget, or those who want a big town's year-round services on the doorstep, will usually do better elsewhere on the peninsula.

Where it is and how it feels

Yalıkavak sits on the northern side of the Bodrum peninsula, about 18 km from Bodrum town. People have lived here for around 4,000 years, and until tourism took over it was the Bodrum area's main sponge-diving port. You can still see the old village in the harbour streets and in the restored windmills on the hills above; one of them dates from 1859 and was restored in 2005.

What changed Yalıkavak was the marina. Yalıkavak Marina has 620 berths for yachts up to 140 metres, won The Yacht Harbour Association's Superyacht Marina of the Year award in 2018 and was rated 5 Gold Anchor Platinum after its assessment in February 2020 (TYHA). The marina brought international restaurants, boutiques and a summer crowd that expects good service, and the property market followed. Today a large share of our Bodrum villa listings are in Yalıkavak.

That gives Yalıkavak a slightly different feel from the rest of Bodrum. In our experience buyers here care most about long stays, boats and dining. In July and August it is busy and expensive. Outside the season the village still has residents and open shops, which is not true of every bay on the peninsula.

Neighbourhoods and spots inside and around Yalıkavak

Most buyers think of Yalıkavak as one place, but the location of a house within it changes daily life a lot. These are the parts we discuss most with clients.

  • Yalıkavak village and harbour — the old centre around the harbour; walkable, with year-round shops, but plots are small and parking is tight.
  • Marina area — closest to the restaurants and boutiques at Yalıkavak Marina; the most convenient and usually the most expensive addresses.
  • Küdür Peninsula — the northern headland, part of Yalıkavak and a first-degree archaeological site, where building is heavily restricted; that protects the landscape and views.
  • Hillside villa areas — the slopes above the bay, where most modern villa projects sit; best views, but steeper roads and more reliance on a car.
  • Geriş — the neighbouring inland mahalle with 3,932 residents (2024); more year-round housing and typically calmer than the coast.
  • Gündoğan — the next bay to the east, between Yalıkavak and Türkbükü; quieter and more residential. See our Gündoğan page.

Getting around

Yalıkavak is about 18 km from Bodrum town by road. Milas-Bodrum Airport lies about 36 km north-east of Bodrum town, so allow for the drive through or around the town as well. The airport handled 4,412,884 passengers in 2025 (DHA, March 2026); 1,930,950 of its 2024 passengers flew internationally (Bodrum Chamber of Commerce). Havaş runs airport bus services at Milas-Bodrum; check routes on havas.net, because for villa owners a car or private transfer is the realistic option.

Inside Yalıkavak, the village and marina are walkable, but most villa projects are on the slopes. If you will not drive, look for a home within walking distance of the harbour and accept a smaller plot.

By sea, Yalıkavak port is one of the district's sea border gates; 8,686 foreign visitors arrived through it in 2024 (Bodrum Chamber of Commerce). For yacht owners, the marina is the main reason to be here.

  • Marina life 620 berths for yachts up to 140 m. If you own a boat, ask early about berth availability and annual contracts.
  • Car needed Most villa projects sit up the hill. Check the gradient and width of the access road, and drive it in the evening rush of July.
  • Airport run The airport is beyond Bodrum town, not on Yalıkavak's side of it. Test the drive at the time you would actually fly.

Daily life: shopping, health, climate and schools

For everyday shopping Yalıkavak is one of the better-served places on the peninsula after Bodrum town and Turgutreis, and the marina adds restaurants and boutiques. For hospitals, the large private hospitals are in Ortakent: Acıbadem Bodrum Hospital (open since 2012, 108 beds, Acıbadem International) and Memorial Bodrum Hospital (opened July 2025, 148 beds, Milliyet). Ask your insurer which ones it covers.

The climate is the usual Bodrum pattern. Peninsula averages for 1991–2021 published by the Bodrum Chamber of Commerce show August at 26.3°C and January at 11.3°C, with almost no rain in July and August and about 224 mm in December.

For families living here all year, schools are the deciding factor. The choice is wider closer to Bodrum town, so families with school-age children often compare Yalıkavak with Bitez or Konacık before deciding. If school runs matter, shortlist schools first and then choose the house.

  • Long summer Dry, warm summers and mild winters make the house usable for much of the year.
  • Year-round village Yalıkavak keeps residents and open shops in winter, unlike some smaller bays.
  • Health care The large private hospitals are in Ortakent; check the drive time from your shortlisted homes.

Homes you will find and what to check

Yalıkavak is villa territory. Most of what TFF currently lists here are villas, with a few apartments and villa plots. You will typically see modern villas in small gated projects, stand-alone villas on their own plots, and branded residences that come with hotel or designer services. Examples from our listings include Seafront 5+1 Modern Villa for Sale in Yalıkavak, Bodrum, 5-Bedroom Villa at The Ritz-Carlton Bodrum and Montes by Missoni in Yalıkavak Bodrum.

The checks are the same as anywhere in Bodrum, but the stakes are higher because prices are higher. Planning enforcement on the peninsula is real: in May 2020 municipal teams sealed several villas in Bitez, elsewhere on the peninsula, after their permits were cancelled over zoning breaches (Milliyet, 12 May 2020). And the peninsula is seismically active; a magnitude 6.6 earthquake struck the Gökova Gulf on 21 July 2017 (Bianet, citing AFAD and Kandilli). Türkiye's current building earthquake regulation has applied since 1 January 2019 (AFAD).

  1. Title deed Confirm the seller owns the deed and whether it is a full condominium title or a construction servitude. In projects, ask when individual titles will be issued.
  2. Permits match the house Compare the building and occupancy permits with what is built, including pool, annex and basement.
  3. Protected land Check the zoning of the plot and of the land between you and the sea. Near Küdür and other protected areas, rules can stop or limit building.
  4. Branded and managed homes Get the management contract, the service charge and any rental-programme terms in writing before you pay a deposit.
  5. Water and wind Ask about water supply in peak summer and look at how exposed the terraces are to the wind.

Buying in Yalıkavak as a foreigner

Foreign nationals can generally buy in Yalıkavak. Türkiye's Foreign Ministry guide states that reciprocity is no longer required, that a foreign individual's total land holdings may not exceed 30 hectares and that property inside a military security zone cannot be sold to foreigners. The land registry checks this, but have your lawyer confirm it before the deposit.

If you plan to use a Yalıkavak purchase for citizenship, note that the threshold was raised to USD 400,000 in 2022 with a three-year holding condition (Bloomberg HT, April 2022; Official Gazette no. 31834, 13 May 2022). Price alone is not enough: valuation, payment and title rules all apply. See our Turkish citizenship guide.

How TFF can help

TFF arranges viewings across Yalıkavak and the neighbouring bays, records video tours for buyers abroad, coordinates title-deed and legal support with independent lawyers, and provides after-sales support once you own the home. If a house has a permit or planning question, we raise it before you fall in love with the view.

Is Yalıkavak a good place to buy property?

Yalıkavak is one of the most sought-after parts of the Bodrum peninsula, built around a superyacht marina with 620 berths. It suits lifestyle and second-home buyers who want modern villas, dining and services nearby. It is not a budget location.

How far is Yalıkavak from Bodrum town?

Yalıkavak is about 18 km from Bodrum town. Milas-Bodrum Airport is about 36 km north-east of the town, so add the Yalıkavak to Bodrum leg when you plan transfers.

How big is Yalıkavak Marina?

Yalıkavak Marina has 620 berths for yachts up to 140 metres. It won the Yacht Harbour Association's Superyacht Marina of the Year award in 2018 and holds 5 Gold Anchor Platinum status (TYHA).

Is Yalıkavak lively in winter?

Yalıkavak keeps a resident population of 6,593 (2024) and open shops through the winter, so it is livelier off-season than many smaller bays. It is still much quieter than in July and August.

What kind of homes are for sale in Yalıkavak?

Mostly villas with pools, either stand-alone or in small gated projects, plus branded residences and villa plots. Apartments exist but are a small part of what we list.

Can foreigners buy a villa in Yalıkavak?

Generally yes. Reciprocity is no longer required, but a foreign individual may hold no more than 30 hectares in total and cannot buy inside military security zones (Foreign Ministry guide). A lawyer should confirm the specific property.

Can buying in Yalıkavak lead to Turkish citizenship?

A qualifying purchase of at least USD 400,000, held for three years, can support a citizenship application under the 2022 rules. Rules change, so confirm with a lawyer for your purchase date.

Should I choose Yalıkavak or Türkbükü?

Choose Yalıkavak for the marina, a year-round village and newer villa projects. Choose Türkbükü if your priority is a summer bay with a harbour boardwalk and beach-club life, and you are happy with a quieter winter.
