About Gündoğan

Short answer

Gündoğan, a quiet bay on the Bodrum peninsula between Göltürkbükü and Yalıkavak, suits buyers who want a villa or holiday home near a long beach, with livelier resorts close by. It suits less well people who need city services on the doorstep or who do not want to drive.

Gündoğan is a good place to buy on the Bodrum peninsula if you want a villa or holiday home in a quieter bay, with a long beach and the busier resorts of Yalıkavak and Türkbükü close by. It suits holiday-home owners, families and people planning long summers; it suits less well buyers who want city services on the doorstep or a lively scene all year.

Where it is and how it feels

Gündoğan sits on the Bodrum peninsula in the southwest Aegean, between Göltürkbükü and Yalıkavak. The official tourism portal GoTürkiye describes the bay as horseshoe-shaped and calls it one of the quietest and most peaceful places on the peninsula, with one of the longest beaches in the region and a following among windsurfers, paragliders, snorkellers and sailors.

The place has a long past. Bodrum Municipality notes that the old name was Farilya, that it was changed to Gündoğan in 1961, and that the area has hundreds of rock tombs from the Leleges, the early inhabitants of the peninsula. In practice that history matters to buyers as well as visitors: land with archaeological remains can carry protection rules that limit building.

Day to day, Gündoğan feels like a village bay that grew into a holiday area. Villas climb the slopes behind the beach and the pace is slower than in its neighbours. If you want the marina scene of Yalıkavak or the beach clubs of Türkbükü, they are nearby, but you go to them rather than live in them.

Gündoğan and its neighbours

Most buyers compare Gündoğan with the bays around it. Each has a different rhythm, and the right choice depends on how you will use the home.

  • Gündoğan — the calmer bay, with a long beach and villas on the hills around it.
  • Yalıkavak — on the north-western tip of the peninsula, 18 km from Bodrum centre, with a marina offering superyacht facilities (GoTürkiye).
  • Göltürkbükü — formed from the villages of Gölköy and Türkbükü, with a sheltered harbour, luxury hotels and holiday villas (GoTürkiye).
  • Konacık — where Bodrum State Hospital has stood since 2022.
  • Bodrum town — the district centre with the castle, harbour and year-round services.

Getting there and getting around

The nearest airport is Milas-Bodrum. According to DHMİ, the state airports authority, it is 37 km from Bodrum town centre and 17 km from Milas, and it is served by Havaş and MUTTAŞ shuttles, municipal minibuses, taxis and car hire. Gündoğan lies further out on the peninsula than Bodrum town, so the trip is longer than the 37 km figure. Ask for a transfer quote to the exact address.

The airport handled 4,412,884 passengers in 2025, as reported by DHA in March 2026. For owners abroad, the important point is the season: check the direct routes from your home city in winter, not only in summer.

On the peninsula itself, a car is the practical choice. Roads link Gündoğan with Yalıkavak and Göltürkbükü on either side and with Bodrum town, but distances on the peninsula are made longer by hills and summer traffic.

  • Flights Milas-Bodrum Airport is the gateway. Check winter flight options from your home city before you assume easy year-round access.
  • Car and parking Steep access roads and limited parking are common on hillside plots. Look at the road to the gate and the turning space for a car.
  • Life on the water GoTürkiye notes windsurfing, sailing and snorkelling in the bay, and Yalıkavak's marina is next door for boat owners.

Daily life: health, shopping and services

For hospital care, the main public facility is Bodrum State Hospital in Konacık. Its website says the new building opened on 7 November 2022 with 150 beds, 7 operating theatres and 54 outpatient clinics, and that a physical therapy centre operates in Yalıkavak. Private clinics also work on the peninsula; ask which ones your insurance covers.

Ask the seller which shops, pharmacies and restaurants in the bay open all year. For bigger shopping, schools and administrative offices, residents go towards Bodrum town and Konacık. If you are moving with children, list the schools you would use and drive the route at the time of the school run.

Bodrum district is the most populous district of Muğla, with 207,196 registered residents at the end of 2025 according to Haber Gazetesi's report of the official figures. Registered numbers do not show the summer population, when holiday homes and hotels fill up. Expect busier roads, beaches and restaurants in high season.

Homes you will find and what to check

All of TFF's current Gündoğan listings are villas. Examples on the site include Luxury Villas for Sale in Bodrum Gundogan and Villas for Sale with Private Beach in Bodrum Gündoğan. Across the bay you will see stand-alone villas with pools, villas in small gated groups, and low-rise holiday compounds.

  • Coastal law Under Coastal Law No. 3621 (1990), the shore is under state control and open to everyone, and buildings in the coastal strip may come no closer than 50 m to the shore edge line. Ask exactly what "beach" or "beachfront" means for the plot: ownership, a right of use, or access through a club.
  • Protected areas Law No. 2863 protects archaeological and natural sites, and Gündoğan has ancient remains. Ask whether the parcel is in a protected (sit) area and what that allows.
  • Permits Check the building permit, the occupancy permit (iskan) and that the built villa matches the approved plans, including pools and extensions.
  • Earthquake design Buildings permitted from 1 January 2019 follow the Turkish Building Earthquake Code of 2018. For older villas, ask for structural information.

Who it suits and who should look elsewhere

  • Families who want a calm bay and a long beach for summers.
  • Holiday-home buyers who value privacy and space over nightlife.
  • Water-sports fans and boat owners who want Yalıkavak's marina nearby.
  • Buyers ready to manage a villa, or to pay someone to manage it.
  • Buyers who want to walk to city services, offices and big shops all year.
  • Anyone who does not want to drive.
  • People who want a busy social scene on their doorstep: Türkbükü or Yalıkavak may suit better.
  • Buyers looking for a low-maintenance flat rather than a villa.

Buying here as a foreigner

Foreign nationals can buy villas in Gündoğan under the Land Registry Law. Article 35, as published by TKGM, caps foreign individuals at 10% of a district's area open to private ownership and 30 hectares per person nationwide, and excludes military and security zones. In coastal areas your lawyer should confirm the parcel is not in a restricted zone before you pay a deposit. Our buying costs guide explains the taxes and fees involved.

Some buyers use a Bodrum villa purchase towards Turkish citizenship. Whether a purchase qualifies depends on the official valuation and the rules on the application date. Read our Turkish citizenship guide before you decide.
