About Türkbükü

Short answer

Türkbükü is a good place to buy if you want a summer villa or hillside residence in one of Bodrum's best-known north-coast bays. It suits second-home buyers who live for the season; buyers wanting busy year-round life, schools nearby or lower prices should look elsewhere.

Where it is and how it feels

Türkbükü sits on the northern shore of the Bodrum peninsula, on the opposite side from Bodrum town. The bay is old ground: it is identified with the ancient Greek town of Caryanda, birthplace of the explorer Skylax in the 6th–5th century BCE.

What sets it apart today is the harbour. Instead of a long sandy beach, the bay has a semi-circular boardwalk lined with shops, restaurants, bars and docks. The harbour is well protected, so in the morning the water is often calm enough to feel like a swimming pool, before the afternoon breeze comes in. That combination of sheltered water and a social waterfront is why Türkbükü became a favourite second-home bay for well-off Turkish families and picked up the nickname "the Saint-Tropez of Turkey".

In practice that means two different places. In July and August the boardwalk is full, restaurants are booked and parking is hard. From late autumn to spring most visitors are gone, many waterfront businesses close and the bay belongs to the few thousand registered residents. Some owners love that calm; others find it too quiet. Be honest with yourself about which you want before you buy.

Neighbourhoods inside and around Türkbükü

The Türkbükü area is small, but where exactly a home sits around the bay changes noise, views and access. These are the parts buyers usually compare.

  • Türkbükü waterfront — the boardwalk, docks and beach clubs; the most lively in summer, with noise and traffic to match.
  • Türkbükü hillside — villa sites on the slopes above the bay; better views and more privacy, steeper roads.
  • Gölköy — together with Türkbükü it made up Göltürkbükü; 3,427 registered residents (2024).
  • Gündoğan — the next bay towards Yalıkavak, with 4,446 residents (2024); calmer and popular with families.
  • Yalıkavak — further west, built around a 620-berth superyacht marina and with a larger year-round village. See our Yalıkavak page.

Getting around

Türkbükü is reached by road. Milas-Bodrum Airport, the main gateway, lies about 36 km north-east of Bodrum town and 16 km south of Milas, and handled 4,412,884 passengers in 2025 (DHA, March 2026). In 2024, 1,930,950 of its passengers were on international flights (Bodrum Chamber of Commerce). Havaş runs airport buses at Milas-Bodrum, but most villa owners in Türkbükü use their own car or a private transfer.

Inside the bay, the boardwalk is pleasant to walk, but most homes are up the slope, so check how steep and narrow your access road is. In peak season, parking near the waterfront is the main daily frustration. A home with its own parking and a short, easy access road is worth more here than an extra bedroom.

By sea, the sheltered harbour is popular with yachts and day boats. If you plan to keep a boat, ask about mooring arrangements before you buy; Yalıkavak Marina further west is the full-service option.

  • Own transport A car is close to essential. Check the access road, the gradient of the driveway and parking for guests.
  • Airport Milas-Bodrum Airport is about 36 km from Bodrum town. Do a test drive from the house at the time you would actually fly.
  • Sheltered water Calm mornings in the protected harbour are one of the bay's main attractions for swimmers and boat owners.

Daily life: shopping, health, climate and schools

In summer, everything you need for a holiday is within reach of the boardwalk. For a full weekly shop, a hospital or a school, you will drive. The large private hospitals on the peninsula are in Ortakent: Acıbadem Bodrum Hospital, open since 2012 with 108 beds (Acıbadem International), and Memorial Bodrum Hospital, opened in July 2025 with 148 beds (Milliyet). Check your health insurance network and the drive time from your shortlisted home.

The climate is classic Bodrum. Peninsula averages for 1991–2021 published by the Bodrum Chamber of Commerce put August at 26.3°C and January at 11.3°C, with almost no rain in July and August and about 224 mm in December. In practice the season for a Türkbükü second home runs well beyond the two peak months.

Schools are the weak point for full-time families. Choice is wider closer to Bodrum town, so families who live here all year usually look at Bitez, Konacık or the town itself. Türkbükü works best for families who come for the summer and keep their main home and school elsewhere.

  • Long summer Dry summers and mild winters mean many owners use the house from spring to autumn.
  • Quiet winters Many waterfront businesses close off-season. Good for peace, less good if you want daily life around you.
  • Health care The large private hospitals are in Ortakent; check how long the drive takes from your home.
  • Social scene In summer the bay is one of the peninsula's main meeting places, which is part of what you pay for.

Homes you will find and what to check

Türkbükü is a small, tightly held market. What TFF currently lists here is mainly villas, plus building plots and an apartment. Typical options are villas on the slopes around the bay, residences inside managed projects and land sold with permission or a project. Examples from our listings include Residences and Villas for Sale in Golturkbuku, Bodrum, Gift Hebil Project | Luxury Villas For Sale In Bodrum, Golturkbuku and Land For Sale In Bodrum Turkbuku With Construction Permission.

Because land around the bay is limited, a lot of value sits in what can be built. That makes the paperwork central. Planning enforcement on the peninsula is real: in May 2020 municipal teams sealed several villas in Bitez after their permits were cancelled over zoning breaches (Milliyet, 12 May 2020). The area is also seismically active; a magnitude 6.6 earthquake struck the Gökova Gulf on 21 July 2017 (Bianet, citing AFAD and Kandilli), and Türkiye's current building earthquake regulation has applied since 1 January 2019 (AFAD).

  1. Which mahalle Confirm whether the deed says Türkbükü or Gölköy and that the plot number matches what you were shown.
  2. Permits For houses, compare the building and occupancy permits with what is built. For land, get the current zoning status and any permission in writing, and check its expiry.
  3. Access and parking Drive the road in August. Ask whether parking is on your title or shared.
  4. Noise Visit at night in peak season if the house overlooks the waterfront.
  5. Managed projects Get the service charge, winter services and any rental terms in writing.

Buying in Türkbükü as a foreigner

Foreign nationals can generally buy in Türkbükü. Türkiye's Foreign Ministry guide states that reciprocity is no longer required, that a foreign individual's total land holdings may not exceed 30 hectares, and that property inside a military security zone cannot be sold to foreigners. The land registry checks this, but your lawyer should confirm it before any deposit.

If you want to use the purchase for Turkish citizenship, the threshold was raised to USD 400,000 in 2022, with a three-year holding condition (Bloomberg HT, April 2022; Official Gazette no. 31834, 13 May 2022). Land and unfinished projects raise extra questions under those rules. Read our Turkish citizenship guide first.

How TFF can help

TFF arranges viewings in Türkbükü, Gölköy and the neighbouring bays, records video tours for buyers who are abroad, coordinates title-deed and legal support with independent lawyers, and provides after-sales support once you own the home. For land, we help you get the zoning and permission documents checked before you commit.

Is Türkbükü a good place to buy a holiday home?

Yes, if you want a summer home in one of Bodrum's best-known bays. Türkbükü has a sheltered harbour and a boardwalk of restaurants, bars and docks. The trade-offs are summer crowds, quiet winters and limited land.

Where is Türkbükü?

Türkbükü is a neighbourhood of Bodrum district on the northern shore of the Bodrum peninsula, on the opposite side from Bodrum town. Gündoğan lies between Türkbükü and Yalıkavak.

What is the difference between Türkbükü and Göltürkbükü?

Göltürkbükü is the combined name for Gölköy and Türkbükü that you see on many listings. In official population data they have been counted as two separate neighbourhoods since 2018, with 2,730 residents in Türkbükü and 3,427 in Gölköy in 2024.

Is Türkbükü busy in winter?

No. Türkbükü has 2,730 registered residents (2024), and many waterfront businesses close outside the season. Owners who want a calm retreat enjoy that; buyers who want year-round life usually choose Bodrum town, Bitez or Turgutreis.

How do I get from Türkbükü to the airport?

By car or private transfer. Milas-Bodrum Airport is about 36 km north-east of Bodrum town. Havaş operates airport buses at Milas-Bodrum, but they are not a practical daily option for most villa owners.

Can foreigners buy property in Türkbükü?

Generally yes. Reciprocity is no longer required, but a foreign individual may hold no more than 30 hectares in total and cannot buy inside military security zones (Foreign Ministry guide). A lawyer should check the specific property.

What should I check before buying land in Türkbükü?

Get the current zoning status and any construction permission in writing, check whether it has an expiry date, and confirm the plot and mahalle on the title deed. Protected-area rules can limit what you can build.

Should I choose Türkbükü or Yalıkavak?

Choose Türkbükü for the harbour boardwalk, beach-club life and calm morning swims, if you mainly come in summer. Choose Yalıkavak for its 620-berth marina, a larger year-round village and more new villa projects.
