About Üsküdar

Short answer

Üsküdar suits buyers who want to live on the Asian shore of the Bosphorus in an established, family-oriented district with Marmaray, the M5 metro and ferries to the European side. It is less suited to buyers seeking beaches, nightlife or cheap new-build flats.

Üsküdar is a good place to buy if you want to live on the Asian shore of the Bosphorus with rail and ferry links to the European side, in a settled district rather than a new-build zone. It suits families, long-stay residents and buyers who value Bosphorus views and character over the latest compound amenities; it suits less well those who want a large, cheap new flat or a beach.

Where it is and how it feels

Üsküdar faces the historic peninsula and Beşiktaş across the water. The district runs from the Salacak shore near the Maiden's Tower up the Bosphorus past Kuzguncuk, Beylerbeyi and Çengelköy, and inland over the hills of Çamlıca to Altunizade and Acıbadem. It is a big district with very different corners.

This is not a district built for foreigners. Turkish families have lived here for generations, and daily life follows that rhythm: tea gardens by the square, Friday crowds at the mosques, school runs on the side streets. Buyers who like that feel usually stay a long time. Buyers who want a gated holiday atmosphere tend to be happier elsewhere.

Two landmarks shape the skyline. Beylerbeyi Palace, built for Sultan Abdülaziz between 1863 and 1865, sits on the shore next to the Asian end of the 15 Temmuz Şehitler (Bosphorus) Bridge, which opened in 1973. On top of Çamlıca Hill, the Büyük Çamlıca Mosque opened in May 2019 and holds 63,000 worshippers according to the opening coverage. Both tell you something practical: the shore is protected and old, the hills are where the newer projects went.

Neighbourhoods inside Üsküdar

  • Kuzguncuk — a small Bosphorus village with low-rise streets; very little comes on the market.
  • Beylerbeyi — shore and slope around the palace and the bridge; home to some of the district's mansions.
  • Çengelköy — further up the Bosphorus, quieter, with waterfront cafés and hillside housing.
  • Çamlıca (Büyük and Küçük Çamlıca) — the hills with long views over the Bosphorus and the city; many of the newer residential compounds.
  • Altunizade — the business, hospital and university hub, on the M5 metro and the Metrobüs.
  • Acıbadem — residential streets on the Kadıköy border, close to the main east–west roads.
  • Kısıklı and Bağlarbaşı — established residential areas on the M5 line, popular with families.
  • Salacak — the shore facing the Maiden's Tower and the old city, mostly older apartment buildings.

Getting around

Üsküdar square is one of the best-connected spots on the Asian side. Three systems meet there, and that matters for resale as much as for daily life.

  • Marmaray under the Bosphorus The rail line runs from Gebze to Halkalı, 76.6 km with 43 stations, and the Sirkeci–Üsküdar crossing takes about 4 minutes (Ministry of Transport, October 2024).
  • M5 metro inland The driverless M5 runs 30.9 km from Üsküdar through Altunizade, Kısıklı, Ümraniye and Çekmeköy to Sultanbeyli, about 50 minutes end to end (Metro İstanbul, 2026).
  • Ferries to the old city Şehir Hatları runs the Üsküdar–Karaköy–Eminönü line, with the first weekday boat at 06:25 and the last at 22:00 (Şehir Hatları timetable, October 2026).
  • Both airports by rail Marmaray connects at Ayrılık Çeşmesi with the M4 to Sabiha Gökçen Airport, and at Halkalı with the M11 to Istanbul Airport.

The M5 also connects with the Metrobüs at Altunizade and with the M8 at Dudullu (Metro İstanbul). For the TFF office area in Levent or for Beşiktaş, most residents combine a ferry or Marmaray with the European-side metro rather than driving over the bridge at rush hour.

Daily life

Everyday shopping is local: markets, bakeries and greengrocers in every neighbourhood, and the busy commercial streets around the square. For bigger shopping, Capitol in Altunizade opened in 1993 as the first large modern mall on the Asian side.

  • Health care Acıbadem Altunizade, a private hospital opened in 2017, lists services in 15 languages, which helps foreign residents (Health Türkiye).
  • Education Üsküdar University, founded in 2011, has its main campus in Altunizade. The long-established Üsküdar American Academy is also in the district. Families should check catchment and private school places early.
  • Green space The Çamlıca hills, the Beylerbeyi Palace gardens and the shore promenades between Salacak and Kuzguncuk give the district more open space than its density suggests.
  • Culture Beylerbeyi Palace is open to visitors, and the district has a large number of historic mosques, fountains and old cemeteries that are part of daily walks.

The trade-off is density. Üsküdar is one of the more crowded districts on the Asian side, and you feel it in parking, school traffic and narrow streets in the older quarters. Newer compounds on the hills solve parking and add security and facilities, but they are further from the water and from the square.

Homes you will find and what to check

Three kinds of property come up in Üsküdar. Older apartment buildings make up most of the stock in Salacak, Bağlarbaşı, Kısıklı and around the square. Newer residential compounds with security, parking and shared facilities sit mainly on the Çamlıca and Altunizade side. A small number of mansions and villas on the Bosphorus slopes, around Beylerbeyi and Çengelköy, appear rarely and attract a specific kind of buyer.

TFF currently lists mainly apartments in Üsküdar, plus a few villas. Examples on the site include Boğaz Çamlıca – Luxury Residences with Panoramic Bosphorus View, Viridis Çengelköy Residences and Ultra Luxury Designed Mansion for Sale in Beylerbeyi, Istanbul with Stunning Bosphorus View and Large Garden.

  1. Building age and earthquake code The current Turkish Building Earthquake Regulation took effect on 1 January 2019. Ask when the building's permit was issued, which code it was designed to, and whether a structural report exists.
  2. Bosphorus zoning If the home is near the water or on the front slopes, check which zone of the Bosphorus Law it falls in. It decides what you may add, rebuild or change.
  3. Title deed and occupancy permit Confirm the title shows a flat ownership (kat mülkiyeti) and that the building has its occupancy permit (iskan). Older buildings sometimes have gaps here.
  4. The view A Bosphorus view is the main value driver in this district. Check from the actual flat, at different times of day, and ask whether anything can be built in front of it.
  5. Parking and access In the older quarters many buildings have no parking at all. For a family with a car this is a daily cost.

Who it suits and who should look elsewhere

  • Families who want schools, hospitals and parks close by and a real neighbourhood around them.
  • People who work on the European side and want to commute by ferry or Marmaray rather than by car.
  • Buyers who will pay more for a Bosphorus view and accept an older building to get it.
  • Long-stay residents who prefer a traditional, conservative-leaning district with many mosques nearby.
  • Buyers who want a beach or a resort lifestyle; for that, Bodrum is the better fit.
  • Investors looking for large numbers of small new-build units at a low entry price; outer districts offer more of those.
  • Anyone who wants a lively nightlife scene on the doorstep; neighbouring Kadıköy is livelier.
  • Buyers who need a big garden at a moderate budget; villas here are few and command a premium.

Buying here as a foreigner

Foreign nationals can buy in Üsküdar as in most of Istanbul. Invest in Türkiye sets out the general rules: foreigners cannot buy in military or security zones, total foreign ownership in a district may not exceed ten percent of its area, and nationals of eligible countries can buy up to 30 hectares. Your lawyer and the land registry check these points for the specific plot.

For citizenship, the official threshold is property worth at least USD 400,000, with a declaration not to sell for three years (Invest in Türkiye, accessed October 2026). Whether a particular home qualifies depends on its official appraised value, not on the asking price alone. Our guide to Turkish citizenship by investment explains the steps.

How TFF can help

Servet Property's Turkey Flat For Sale team works from Levent, a short cross-Bosphorus trip from Üsküdar. We arrange viewings across the district, send video tours if you cannot travel yet, and plan inspection trips so you see the shore, the hills and the inland neighbourhoods in one visit. We also support you with the legal and title-deed process and stay available after the sale.

Is Üsküdar a good area for families?

Yes, for families who want an established neighbourhood. Üsküdar has a major private hospital in Altunizade, schools, Üsküdar University in Altunizade, and green space on the Çamlıca hills and along the Bosphorus shore. The main drawbacks are dense streets and limited parking in the older quarters.

How do I get from Üsküdar to the European side?

Marmaray trains cross under the Bosphorus from Üsküdar to Sirkeci in about 4 minutes, according to the Ministry of Transport (2024). Şehir Hatları ferries run from Üsküdar to Karaköy and Eminönü. Drivers can also use the 15 Temmuz Şehitler Bridge, whose Asian end is at Beylerbeyi.

How do I get from Üsküdar to the airports?

For Sabiha Gökçen, take Marmaray to Ayrılık Çeşmesi and change to the M4 metro, which ends at the airport. For Istanbul Airport, Marmaray runs to Halkalı, where the M11 airport metro starts. Havaist airport buses are another option; check current routes on their website.

Can foreigners buy property in Üsküdar?

Yes. Foreign nationals from eligible countries can buy apartments and villas in Üsküdar, subject to the general rules on military zones and the ten percent district limit. A lawyer and the land registry confirm these points for each property before the transfer.

Can I get Turkish citizenship by buying in Üsküdar?

A purchase in Üsküdar can qualify if the property is worth at least USD 400,000 and you commit not to sell it for three years, according to Invest in Türkiye. Rules change, so confirm them with a lawyer for your purchase date.

Which part of Üsküdar has the best Bosphorus views?

The hills of Çamlıca and the slopes above Beylerbeyi and Çengelköy give the widest views over the Bosphorus and the city. Waterfront villages such as Kuzguncuk sit lower and closer to the water. Always check the view from the actual flat and whether anything can be built in front of it.

Can I renovate an old house near the Bosphorus in Üsküdar?

Possibly, but much of the shore lies in the Bosphorus area defined by Law No. 2960, which limits building and density. What you may change depends on the zone and on the building's own status. Have a lawyer and an architect check this before you buy.

Is Üsküdar quieter than Kadıköy?

Generally yes. Üsküdar is more residential and traditional, while Kadıköy has more bars, cafés and nightlife. The area around Üsküdar square is busy during the day, but the residential neighbourhoods are calm in the evening.
