Kadıköy is a good place to buy for people who want real city life on the Asian side: ferries to the European shore, a long seafront, Bağdat Avenue and neighbourhoods such as Moda, Fenerbahçe and Caddebostan. It suits owner-occupiers, families and buyers who want to let to students and young professionals. It suits less well buyers who want a Bosphorus view, a big garden or a quiet new compound.

Where it is and how it feels
Kadıköy is one of the oldest settled places in Istanbul. Ancient Chalcedon was founded here around 685 BC, before Byzantium across the water. Today the district runs along roughly 21 km of shore from Haydarpaşa to Bostancı and is built on six hills: Göztepe, Fikirtepe, Acıbadem, Altıyol, Cevizlik (Küçük Moda) and Koşuyolu (Kadıköy Municipality).
Two moods sit side by side. The centre around the pier and the market streets is crowded, young and full of cafés, bookshops and the food market. Further east, along Bağdat Avenue and the coast through Fenerbahçe, Caddebostan and Suadiye, life is calmer and more family-oriented. The population is older than the city average: about one in five residents was 65 or over in 2025, and average household size was 2.29 against 3.09 for Istanbul (Karar, April 2026, from TÜİK data).
Long seafront About 21 km of coastline with parks and walking paths, but few Bosphorus views.
Settled and ageing 458,573 residents in 2025, down 3,616 on 2024 (TÜİK). Demand is driven by people who choose to live here.
Smaller households 2.29 people per household on average, so smaller flats match how many residents actually live.
Neighbourhoods inside Kadıköy
Moda — old, quiet residential quarter on a headland, reached by the T3 tram; cafés and sea walks.
Kadıköy centre (Caferağa, Osmanağa, Rasimpaşa) — the pier, the market streets and the Süreyya Opera House.
Fenerbahçe and Caddebostan — seafront neighbourhoods along the coast park, close to Bağdat Avenue.
Suadiye, Erenköy and Bostancı — family streets around Bağdat Avenue and the Marmaray line.
Göztepe — on one of Kadıköy's six hills, with Göztepe Park and an M4 station.
Koşuyolu and Acıbadem — inland residential areas with newer projects; Acıbadem has an M4 station and a well-known private hospital.
Fikirtepe — large urban-transformation area where new tower projects replace older housing.
Kozyatağı — inland, with an M4 station and the M8 interchange.
Getting around
The M4 metro starts at Kadıköy and runs 33.5 km through Ayrılık Çeşmesi, Acıbadem, Göztepe, Kozyatağı and Bostancı to Sabiha Gökçen Airport, 23 stations and 52 minutes one way (Metro İstanbul). At Ayrılık Çeşmesi you change to Marmaray, which crosses under the Bosphorus to the European side. The T3 heritage tram loops 2.6 km through the centre, Bahariye and Moda in about 20 minutes.
Ferries are the other lifeline. Şehir Hatları runs routes from Kadıköy to Karaköy and Eminönü, to Beşiktaş, to Kabataş, to the Golden Horn and to Sarıyer, plus a Bostancı–Moda–Karaköy–Kabataş route. If you work on the European side near a pier, the ferry beats the bridges.
Daily life: shopping, health, schools and green space
Daily life is a strong point. Bağdat Avenue runs through the whole district and is one of Turkey's best-known shopping streets, and the central market streets cover fresh food. Marmara University has most of its buildings in Kadıköy, and Acıbadem is home to a well-known private hospital. The Fenerbahçe club and its Şükrü Saracoğlu Stadium are here, which shapes match-day traffic.
For green space, Kadıköy Municipality names Fenerbahçe Park, Göztepe Park and Özgürlük Park as the main parks, plus the seafront. That is more open space by the water than most central districts have.
Parks and coast Fenerbahçe, Göztepe and Özgürlük parks and the shore paths.
Students Marmara University has most of its buildings in Kadıköy; if you plan to let a small flat, students are part of your market.
Match days Check how close a flat is to the stadium if quiet weekends matter to you.
Fikirtepe deserves a separate word. It is a large urban-transformation area that took many years to move. In May 2026 the Ministry of Environment, Urbanisation and Climate Change announced that handovers had begun in the state-led New Fikirtepe project (Milliyet, May 2026). For any Fikirtepe purchase, check which project and block you are buying into and its legal and construction status.
Building age Much of the older stock predates current rules. The Turkish Building Earthquake Code in force since 1 January 2019 (AFAD) is the benchmark; ask an engineer about anything older.
Project status In transformation areas, confirm the building permit, occupancy permit and that the title deed is issued for a finished flat.
Parking and access Central streets are narrow. If you drive, ask for a deeded parking space.
Noise Bars in the centre and match days near the stadium change the evening picture. Visit twice.

Buying here as a foreigner
Foreign nationals buy in Kadıköy through the normal land registry process. On residence permits, the Presidency of Migration Management closes neighbourhoods to new foreign registrations once the foreign population passes 20% of Turkish citizens. In July 2023 it named ten Istanbul districts closed to new applications, and Kadıköy was not among them (NTV, July 2023). The list is reviewed, so check your neighbourhood when you buy.
For citizenship by investment, a property qualifies on its official valuation, proof of payment and title conditions, not on the asking price.
How TFF can help
We arrange Kadıköy viewings and can combine them with European-side areas in one trip by ferry. If you cannot travel, we send video tours. We coordinate the legal and title-deed checks with independent lawyers, which matters most in project and transformation areas, and after the purchase we help with handover, utilities and letting.
Frequently asked questions
Is Kadıköy a good place to buy property?
For buyers who want to live on Istanbul's Asian side with ferries, metro, a long seafront and Bağdat Avenue, yes. Kadıköy has 21 neighbourhoods and 458,573 residents (TÜİK, 2025). It is less suited to buyers who want Bosphorus views or gardens.
How do I get from Kadıköy to the airport?
The M4 metro runs from Kadıköy to Sabiha Gökçen Airport; the full line takes 52 minutes one way (Metro İstanbul). Istanbul Airport on the European side needs a longer journey with at least one change.
How do I get from Kadıköy to the European side?
By ferry to Karaköy, Eminönü, Beşiktaş or Kabataş, or by Marmaray from Ayrılık Çeşmesi, which you reach on the M4. Ferries suit anyone working close to a European-side pier.
Is Kadıköy good for families?
Many families choose the Bağdat Avenue side, Fenerbahçe, Caddebostan, Suadiye and Erenköy, for the parks and seafront. Kadıköy Municipality names Fenerbahçe Park, Göztepe Park and Özgürlük Park as its main green spaces.
Can foreigners buy property in Kadıköy?
Yes, through the normal land registry process. Kadıköy was not among the ten Istanbul districts closed to new residence-permit applications in July 2023, but the list is reviewed, so confirm the neighbourhood's status with a lawyer at the time of purchase.
Is it safe to buy in Fikirtepe?
Fikirtepe is a large urban-transformation area; handovers began in the state-led New Fikirtepe project in May 2026 (Milliyet). Safety depends on the specific project, so have a lawyer confirm the building permit, occupancy permit and title deed before you pay.
What kind of homes are there in Kadıköy?
Mostly apartments: older blocks in the centre and around Bağdat Avenue, and newer residence projects in Koşuyolu, Acıbadem, Göztepe and Fikirtepe. Villas with gardens are rare.
