About Eyüpsultan

Short answer

Eyüpsultan is a good place to buy for families and frequent flyers who want a newer apartment near Belgrad Forest, mainly in Göktürk and Kemerburgaz, which have M11 metro stations on the airport line. It has no Bosphorus views.

Eyüpsultan is a good place to buy if you want a modern apartment in a green, planned setting with a direct metro to Istanbul Airport, which in practice means Göktürk and Kemerburgaz. It suits families, frequent flyers and buyers who want newer buildings at some distance from the centre. Buyers who want Bosphorus views or a lively, walkable city-centre street should look elsewhere.

Where it is and how it feels

Eyüpsultan is a long district. At its southern end it sits on the Golden Horn, where the Eyüp Sultan Mosque and tomb, the district's most significant religious site, have drawn Muslim visitors since the Ottoman conquest of 1453; Ottoman sultans were girded with the Sword of Osman here on their accession. Around it are the large Eyüp cemetery, the hill of Pierre Loti with its famous café, and the Feshane building, a former fez factory now used for exhibitions.

Go north past Alibeyköy and the district changes completely. Kemerburgaz and Göktürk sit on the edge of Belgrad Forest, which is divided between Eyüpsultan and Sarıyer. Göktürk was an independent municipality until it merged into Eyüp in 2008, and today it is the district's largest neighbourhood (TÜİK, 2025). This is where most of TFF's Eyüpsultan listings are. If a seller says "Eyüpsultan", ask which end. Living near the mosque on the Golden Horn and living in a Göktürk project are two different lives.

Neighbourhoods inside Eyüpsultan

  • Göktürk — former town merged into Eyüp in 2008, now the largest neighbourhood, with newer residential projects, an M11 station and Göktürk Pond Nature Park.
  • Kemerburgaz — old village named after its aqueducts, repaired by Mimar Sinan, with its own M11 station.
  • Eyüp Merkez — the historic core around the Eyüp Sultan Mosque, on the Golden Horn.
  • Alibeyköy — transport hub where the T5 tram ends and the M7 metro stops.
  • Çırçır, Akşemsettin and Yeşilpınar — residential neighbourhoods with their own M7 stations.

Getting around

For buyers, the key line is the M11. According to Istanbul Airport's own transport page (accessed 2026), it runs from Gayrettepe through Kağıthane and Üniversite-Hasdal to Kemerburgaz, Göktürk and İhsaniye, then on to Istanbul Airport and further west to Halkalı. That gives Göktürk and Kemerburgaz a rail link both to the Gayrettepe business area, where you can change to the M2, and to the airport. For anyone who flies often, that is the strongest practical argument for this part of the city.

Historic Eyüp is served differently. The T5 tram runs 10.1 km from Eminönü along the Golden Horn to Alibeyköy, with stops including Feshane, Eyüpsultan Teleferik and Eyüpsultan Devlet Hastanesi, and Metro İstanbul gives its journey time as 32 minutes. The TF2 cable car climbs 0.42 km from Eyüp to Pierre Loti in about three and a quarter minutes. The M7 metro, 20 km from Yıldız to Mahmutbey with a 36-minute one-way journey, stops at Alibeyköy, Çırçır Mahallesi, Veysel Karani-Akşemsettin and Yeşilpınar (all Metro İstanbul, accessed 2026).

  • Airport by metro Kemerburgaz and Göktürk both have M11 stations on the line to Istanbul Airport.
  • Walk to the station Göktürk is spread out. Check the walking route from the project gate to the station, not the distance on a brochure map.
  • Car still helps Schools, shops and forest outings in the north are easier by car. Check the parking allocation for your flat.

Daily life: health, schools, green space

In the historic south, the T5 tram has a stop named after Eyüpsultan State Hospital, which gives a sense of how central it is to that end of the district. In Göktürk and Kemerburgaz, check how far the nearest public and private hospitals are from your shortlisted project and whether your insurance covers them.

Families moving to Göktürk usually decide on the school first and the apartment second. Visit the schools you are considering during your trip and ask the project management where school buses pick up.

Green space is Göktürk and Kemerburgaz's main selling point. Belgrad Forest, with its Ottoman reservoirs and the Kemerburgaz aqueducts, is next door, and Göktürk Pond Nature Park is inside the neighbourhood. In the south, the Golden Horn shore, Pierre Loti hill and the historic streets around the mosque give a completely different kind of weekend.

  • Families Newer buildings, shared gardens and the forest make Göktürk a common choice for families with children.
  • Newer stock Most of what TFF lists here is in recent projects with on-site facilities rather than older city blocks.
  • Renting out The natural tenants are families and people who need the airport line. Ask for real recent lets in the same project rather than projected rents.

Homes you will find and what to check

TFF's current Eyüpsultan listings are almost all apartments, plus an occasional villa. In Göktürk you will see project names such as Özak DOA Göktürk, Seba Reserve Gokturk and Nefes Koru Gokturk. Kemerburgaz has villa projects such as Göktürk Kemerburgaz Su Villas. In the historic south there are smaller numbers of projects near Pierre Loti and the old town.

Because many Göktürk projects look alike on paper, the details decide the value. Compare floor plans, orientation, the distance from the gate to the M11, the monthly service fee and what it pays for, and the reputation of the developer's previous projects.

  1. Permits and handover status Ask whether the building has an occupancy permit (iskan) and an individual title deed per flat. For off-plan units, ask for the building permit and the delivery date in the contract.
  2. Earthquake regulation Turkey's current earthquake regulation was published in March 2018 and took effect on 1 January 2019 (AFAD). Newer projects should have been designed under it; ask for the permit date to confirm.
  3. Service fees Pools, gyms and security cost money every month. Get the latest management budget and add it to your yearly holding costs.
  4. Station access Walk from the project to the Göktürk or Kemerburgaz M11 station yourself, ideally at commuting time.
  5. Older stock in the south Around Eyüp Merkez and the Golden Horn, buildings vary widely in age. Commission an independent structural report on anything older.

Who it suits and who should look elsewhere

  • Families who want a newer apartment, shared gardens and forest nearby.
  • Frequent travellers who value a metro to Istanbul Airport.
  • Buyers working around Gayrettepe and Levent who can use the M11 and change to the M2.
  • Buyers who want to live near the Eyüp Sultan Mosque and the historic Golden Horn.
  • Buyers looking for a Bosphorus view; consider Sarıyer or Beykoz instead.
  • People who want nightlife and cafés on their doorstep every evening.
  • Investors seeking short holiday lets near the tourist centre.

Buying here as a foreigner

Foreign nationals buy apartments in Göktürk, Kemerburgaz and historic Eyüp through the same title deed process used across Istanbul; our buying process guide covers each step. The land registry checks every foreign purchase against military prohibited and security zone rules (TKGM circular 2013/14), and your lawyer should confirm the outcome before you pay a deposit.

Some buyers look at Eyüpsultan projects with citizenship by investment in mind. Whether a specific property qualifies depends on its official appraisal, the payment method and the rules in force on your purchase date. Our Turkish citizenship page explains how it works.

How TFF can help

We arrange viewings in Göktürk, Kemerburgaz and historic Eyüp, and if you are not in Istanbul yet we run live or recorded video tours so you can compare projects, see the walk to the station and judge the light in the flat. During the purchase we support the legal and title deed side together with your lawyer, and after the sale we help with practical matters such as utilities and handover.

Frequently asked questions

Is Göktürk part of Eyüpsultan?

Yes. Göktürk was an independent municipality until it merged into Eyüp in 2008, and Göktürk Merkez is now a neighbourhood of Eyüpsultan. With 39,863 residents it was the district's largest neighbourhood in TÜİK's 2025 results.

How do I get from Göktürk to Istanbul Airport?

Take the M11 metro from Göktürk station, which is on the line between Gayrettepe and Istanbul Airport. Kemerburgaz also has a station on the same line. Istanbul Airport lists both stations on its official transport page (accessed 2026).

Is Eyüpsultan good for families?

The northern part, Göktürk and Kemerburgaz, is popular with families because of newer buildings, shared gardens and Belgrad Forest next door. Plan the school run and check bus pick-up points before you choose a project. Historic Eyüp is denser and older.

Can foreigners buy property in Eyüpsultan?

Yes, foreign nationals can buy apartments and villas in Eyüpsultan through the standard title deed process. The land registry checks each foreign purchase against military and security zone rules. A lawyer should confirm title, permits and the zone check before you pay a deposit.

Does Eyüpsultan have Bosphorus views?

No. Eyüpsultan is not on the Bosphorus: it lies on the Golden Horn and stretches north to the Black Sea. Views here are of the Golden Horn in the south, or of forest and green areas around Göktürk and Kemerburgaz.

How do I get from Göktürk to Levent or Maslak?

Take the M11 from Göktürk or Kemerburgaz to Gayrettepe and change to the M2, which continues to Levent and up to Maslak's İTÜ-Ayazağa station. By car, the route depends heavily on the time of day, so test it during your viewing trip.

How many people live in Eyüpsultan?

TÜİK's address-based population results give Eyüpsultan 425,216 residents for 2025. The district covers about 228 km², much of it forest in the north.
