Istanbul's booming property market has made it an attractive destination for buyers, and many of them are specifically looking for apartments in low-rise buildings. Here is why, and where to look.

What counts as a low-rise building?

Low-rise buildings are relatively short, usually between one and four or five floors. They are often preferred to high-rise buildings for their charm and tranquillity: with fewer residents, neighbours get to know each other and the atmosphere is more welcoming. They also tend to have more greenery and open space, which makes them well suited to families.

Housing in these areas ranges from small studios to larger multi-bedroom apartments, and even duplex and triplex villas. Apartments in low-rise buildings are often more spacious than their high-rise counterparts.

Where to find low-rise buildings in Istanbul

Sarıyer

Rumeli Fortress, built in the 15th century during the Ottoman Empire, served as a strategic military point; today visitors can walk its walls and towers with views of the Bosphorus.

Tarabya

A coastal neighbourhood in Sarıyer on the European shore of the Bosphorus, known for its waterfront views, cafés and seafood restaurants. Its marina is a hub for yachting and boating, with cafés, restaurants and a small waterfront park. A calm escape from the busy city.

Yeniköy

A historic neighbourhood in Sarıyer on the European shore of the Bosphorus, home to upscale seafood restaurants — many right on the water, with views of the strait and passing boats.

Zekeriyaköy and Uskumruköy

Zekeriyaköy is a residential area valued for its natural beauty and peaceful atmosphere, known for upscale villas and gated communities with views of the surrounding forest and hills. International schools nearby make it popular with families.

Uskumruköy, very close to Zekeriyaköy in the Sarıyer district, sits on the edge of the Belgrade Forest. It is known for its countryside setting, traditional wooden houses and historic village centre, and more recently for boutique hotels and stylish cafés that draw weekend visitors.

Göktürk

Located in the north-west of Istanbul, very close to Kemerburgaz, Göktürk is known for its green areas. It is close to the Kemerburgaz City Forest and the Belgrade Forest, which covers over 5,000 hectares and offers hiking, cycling and other outdoor activities.

Beykoz and Şile

Beykoz lies on the Asian side of the Bosphorus and is known for its natural beauty, historic landmarks and upscale residential areas, with a high quality of life and public transport including buses and ferries.

Şile is on the Black Sea coast in the north-east of the city, known for its beaches, parks, forests and nature reserves for hiking, picnics and camping. It is connected to the rest of Istanbul by buses and minibuses.
